Q. WE ARE LOOKING AROUND THE TWIN CITIES AREA, AND WERE WONDERING IF YOU ONLY WORK IN MINNEAPOLIS? DO YOU LOOK AT HOMES IN OTHER CITIES?
A. I inspect homes within 150 miles of Minneapolis for no extra charge.
Q. WE WERE ALSO WONDERING WHAT YOUR BACHGROUND IS? FOR INSTANCE, HAVE YOU EVER WORKED IN A BUILDING TRADE? IF SO, HOW LONG?
A. My answer to experience is that I am experienced in numerous trades and have worked hours upon hours in excavation, foundations and masonry, rough and finish carpentry, roofing, siding, soffit, electrical, plumbing and HVAC. I built homes in Mn for 20 years and constructed over 1000. I have also done hundreds of remodels and been part of and done over 3000 inspections.
Q. WHY SHOULD I HAVE A HOME INSPECTION?
A. Given that a home purchase is a large investment, obtaining as much information possible on the property before signing a contract is vital to avoid unexpected surprises and problems in retrospect. In addition, a home inspection points out the positive attributes of a home. This includes informing you of the maintenance that will be necessary to keep it in good shape. A home inspection will provide you a great deal of understanding into the property you are about to purchase.
Q. WHAT IS A HOME INSPECTION?
A. A home inspection is an independent visual inspection of the physical structure and systems of a home; similar to getting a yearly check-up at the dentist or doctor. If problems or symptoms are found, the inspector will recommend further evaluation.
Q. WHY INSPECTIONS PLUS, INC. FOR MY HOME INSPECTION?
A. Our inspectors are first experts in the field of construction. This prerequisite means our inspectors have extensive hands on construction experience. In addition, our inspectors have passed a nationally recognized home inspector certification program, and also complete 24 hours of continuing education each year. MN does not require this certification, but WE DO.
Q. WHAT DOES A HOME INSPECTION INCLUDE?
A. Our standard home inspector's report examination includes: the heating system, the electrical system, the cooling system, the interior plumbing, the roof surface, attic, insulation, walls, ceilings, floors, windows, doors, appliances, foundation, basement, exterior, drainage and structure.
Q. DOES A STANDARD INSPECTION COVER A RADON TEST?
A. No. A radon test is a separate service. If radon testing is desired, Inspections Plus, Inc. will provide this service at an additional cost.
Q. HOW LONG DOES AN INSPECTION TAKE?
A. Home inspections take between two and three hours for the standard size home. Older homes, or homes over 4,000 square and properties with additional out buildings take longer.
Q. SHOULD I BE PRESENT FOR THE INSPECTION?
A. It is not necessary, however it is recommended. This is an excellent time to follow the inspector and ask specific questions directly related to the condition of the property. You will be taught how each system works as well as learn how to maintain them. Because you've seen the property first-hand through the inspector's eyes, you will find the written report easier to understand and gain confidence on your purchase.
Q. WHAT IF THE REPORT REVEALS PROBLEMS?
A. No house is perfect. When an inspector discovers a problem, it doesn't essentially mean you shouldn't buy the house; it simply means that now you know in advance what to expect. The professionally written report puts both Buyer and Seller in a position to negotiate the purchase price or contract terms in view of the information collected.
Q. IS IT POSSIBLE FOR MY HOUSE TO FAIL AN INSPECTION?
A. No. A professional home inspection is an examination of the present condition of a home. It is not an appraisal, which determines market value. It is also not a municipal inspection, which verifies local code compliance. It is a physical inspection of the structure and systems of a property that identifies what may need repair or replacement. Therefore, an inspector will not pass or fail a house.
Q. IF THE HOUSE PROVES TO BE IN GOOD CONDITION, DID I REALLY NEED AN INSPECTION?
A. ABSOLUTELY! Without hesitation you can confidently complete your home purchase. You know the condition of the property and all its equipment and systems. You have also learned how to properly maintain your home. You can use your written report and the information for future reference as a guide for seasonal and yearly maintenance.
